If your timing as flavor or theme of the week is correct, then you'll easily close at a reasonable valuation. If you're trying to show them something new that they haven't done a lot of research in the area, then you'll take a little bit more time to educate them. And you may lose the deal to the vagaries of most deals.

Overall though, David Lee was magnanimous and Ron clearly knew everybody (east coast and west coast).
